Seattle Department of Construction and Inspections (DCI) has high-rise requirements for a roof hatch when approved as a penthouse alternate.
Seattle DCI has the following 8 requirements:
- Roof hatch dimensions shall be a minimum of 3’-0" wide x 12’-0" long.
- Roof hatch shall be installed with a snow sensors/heating cables system.
- Roof hatch shall be motorized with a remote pushbutton station located at the base of the top stair landing leading to the hatch.
- Roof hatch electrical system shall be on building emergency power.
- Provide switch in the Fire Command Center that unlocks the electro-magnetic locks on the hatch doors.
- Interlock electromagnetic locks on hatch doors with fire alarm system to unlock
automatically on any fire alarm signal. - Ensure code compliant stairs and height for stairs is met where the stair leads to
the hatch. - Roof hatch shall be operable from the roof.
Has anyone out there sourced a manufacturer that can furnish such a hatch?
