Aligning Design, Cost, and Constructability Earlier

Estimators, contractors, designers, and others attending the Design Intent Gap Summit repeatedly raised the consequences of making important decisions before performance expectations and scope are sufficiently understood. Comments mention earlier estimating, preconstruction, adequate design time, phase-to-phase continuity, and defining intent and scope early enough to affect outcomes.

What would have to change in the early design and preconstruction process so that designers, engineers, estimators, contractors, manufacturers, and owners can identify conflicts among design intent, cost, schedule, and constructability before the project becomes difficult or expensive to change?

You would have to have a lot of things preselected to have all of these team members involved so early. Everyone would “love” to get in their early but that’s not always possible. I guess that is what Design Build is to a certain extent. Instead of design bid build, eliminate the bidding and bring in the partners early that the owner and design team has prequalified.

But, yeah, that will never happen, so we will just to continue wishing for a better way…

@brian_e_trimble_cdt I am beyond wishing. I am trying to make it happen with a group of others from the Design Intent Gap Summit. Stay tuned and wish us good luck.

We can use all the support we can muster. Are you interested?

If you’re involved, I’m in.
